Description

This is a spacious sun-lit apartment with creaky oak floors and high ceilings. It is situated in an 19th century building just around the corner from the beautiful Jardin du Luxembourg. Across the park is the Saint Germain-des-Près district. This neighbourhood provides the perfect Parisian experience of leisurely terraced brasseries and cafés, luxury boutiques along rue de Grenelle and rue Bonaparte.

The apartment was recently renovated by its owner who is also an Architect. You walk into a wide corridor with a huge wall-sized photograph by Berlin artist Frank Thiel. This opens onto the first bedroom which leads to the living room and dining area. It receives daylight through five large windows. At the other end of this very impressive room is an old rectangular wooden farmhouse table large enough to seat eight guests. This rustic antique table was passed down to me by my family. The second master bedroom is to the right of the dining area, with its own ensuite bathroom and toilet, where you can relax and pamper yourself after a day of city-trotting.

This room overlooks the Jardin du Luxembourg (the second orangerie is opposite) and the garden of the 17th century Couvent des Oratoriens (now closed to the public and the Institut National des Jeunes Sourds). The décor is urban-modernist. The well-equipped kitchen which is near the entrance, can be used to cook anything from a petit déjeuner to a gourmet dinner.

Nearby Attractions

Many Parisians would prefer to live in the Jardin du Luxembourg area. It is certainly the "greenest" part of town. Within a five-minute walk from the apartment, you will find landmark Parisian cultural sites such as Le Sénat, Le Panthéon, and La Sorbonne and more as you walk down Boulevard Saint Michel on Ile de la Cité, to La Sainte Chapelle and Notre-Dame. But if you prefer to walk down rue de Seine opposite L'Académie de France crossing Pont des Arts you can also admire the Louvre's splendour. Along the river Seine, l'Hôtel de Ville and the Pompidou Centre are all within walking distance.

Should you wish to take drawing classes at La Grande Chaumière or enjoy a bottle of Chablis, a Tourteau crab and a dozen "triple zéro" oysters, the apartment is just steps away from Montparnasse.

For Parisian shopping go to rue de Grenelle and rue Bonaparte. You will find designer stores like Christian Dior, Louis Vuitton, Pierre Hermé (gourmet chocolate maker and pastry shop), Yves Saint Laurent and more. These are upscale but we can also point you in in the right direction for more affordable shopping options, in true Parisian style.

If you cannot choose between Café de Flore or Les Deux Magots, you will certainly want to try out one of the famous brasseries; Balzar, Lipp, or la Coupole. You should also sample the food and bevarage at Le comptoir du Relais, les Editeurs, Perrodin, or our very favourite that we can only disclose once you have arrived.

The choice of restaurants is endless. Near the apartment you can find a full range of bakeries, Sunday markets along rue Daguerre, Gault & Millau butchers, cheese shops and delicatessans for an neighbourly homemade Parisian feel.

Le Jardin du Luxembourg offers the largest running path in town. It is 2245 yards or 2053 metres long. The park is guarded and open to the public from sunrise to sunset every day.

All of this makes the Luxembourg area one of the most sought after locations in Paris for families and individuals with a particularly unique taste.

Short Description:
1248 square feet (116 square metres). It is ideal for four people. Master bedroom (pièce 1), one bathroom. Second bedroom (pièce 3) opens onto the living room, kitchen, and separate powder room. One queen-sized bed in the master bedroom. Two single beds in the second room. In the living room, there is a sofa bed that can sleep one person.

RESERVATION PROCESS

Paris-Luxembourg-Residences is specialized in furnished short-term rentals. Our aim is to help people find the most suitable apartment during their stay in Paris. Here is how to book an apartment.

Reservation

Send me an email with your choice of apartment and dates. I will reply to your inquiry the same day, usually within the hour, except when I am travelling.
I get many requests every week for only a few apartments so, if the apartment is available, book it fast.
Give me your name, address and fax number. I will provide you with a short-term rental agreement.

30 percent of the rent has to be sent in advance.
The balance of the rent will be paid ten days before your arrival. The reservation is confirmed once you have returned the signed contract, along with the down payment.

Security Deposit

The Security deposit is given upon your arrival at the apartment. The security deposit is, of course, returned to you at the end of your stay, provided there are no damages and the apartment is left in a clean condition.

Up to one week rental: the security deposit is 30 percent of the rent. I will only cash it in case of damage or loss.
For five weeks rental and more : the security deposit is equal to 1 month's rent.

Payment

The following forms of payment are accepted:

Paypal ( four percent Paypal and Currency Conversion Fee)
Wire transfer (15 euro bank fee to add onto the bill)
Cheques in euros if the rental begins one month after the payment
Cash

Additional Costs

Telephone:

Telephone bills are never included in the rental price. You must pay for them separately. Some apartments have free local calls.

Heating, Electricity and Water

Central heating, electricity and water are included in the rent.

Arrival

Someone will be at the apartment to welcome you (usually myself or someone on my behalf). In order for us to assist you, we encourage you to give us the approximate time of your arrival at the apartment, by sending us your flight or train schedule via email.

The balance of the rent will be paid upon your arrival as well as the security deposit.

Departure

Someone will be at the apartment at your departure (myself or someone on my behalf). Please call me (or email me) three days before you leave the apartment, to organize an appointment.

Cancellations

If you cancel less than two months prior to your arrival, your deposit/down payment is non-refundable unless we are able to re-rent the apartment for your dates.

If the cancellation is made two month or more before the rental dates, you will receive full reimbursement.

GLOBAL WARMING CONCERNS

Paris Luxembourg residence will be a great place for you to visit, stay and dine in. We hope you enjoy the unique ambiance we have created.

We make every effort to keep the apartment environmentally-friendly.


HEATING

Heating and hot water are provided by CPCU, the Parisian Energy Outlet. Heat is created in plants that produces water vapour that crosses town. To avoid drastic changes in temperature, we have a small (hot water/vapour) interchangeable system in the basement. It creates hot water for heaters and hot water for the taps.

The heat is:

- 49 percent incinerated from household refuse.

- 27 percent biofueled. These can be recuperated during combustion. Biofuels are also recuperated during the fermentation of mud after cleaning water.

- The remaining are fossil energies 17 percent coal and only seven percent are fuel oil derivatives.

This process also crates a small amount of electricity that runs the plant.

AIR CONDITIONING

All windows are installed with large shutters that will protect the apartment from the sun and keep it cool during the day.

On extremely hot days we will provide air conditioning-units. We decided not to install fixed units but smaller portable units that are more eco friendly.

I prefer using the model that works with an ice box. It works with a blue cooler type ice pack, that you put in the freezer during the day when you are out. When you need to use it, air is blown on the cooler that can freshen a 300 square foot room.

LIGHTING

Eco friendly light bulbs still produce a very unpleasant light. For your comfort we have not changed the bulbs. We hope you will help us save energy by turning the lights off when you are out of the rooms.

HOUSEHOLD REFUSE / TRASH.

We separate trash in our building. There are three containers. Glass, paper and general household refuse.

PAINT

During the renovations of the flats I took care in using natural materials and paint that did not contain solvents or chemicals that were harmful to the ozone layer.

TRANSPORTATION

I would be more than glad to give you hints and tips on public transportation and the new Paris Velib’ system. If you do it efficiently for only a euro a day, you will enjoy the freedom of your own Paris bicycle.

We do no request any particular lifestyle from our guests, but we would be happy to share our interest in protecting the environment.

Parking Available

If you are travelling by car we can arrange parking for you. This option is only available for our Luxembourg Residence apartments. Please make sure you notify us of this request with your booking reservation. You must provide your car model and licence plate number.
